The Virginia Tech Relay for Life Event for 2009 - Hokies Need Our Help!

Hokies need our help to be the first collegiate Relay event to reach half of a million dollars! They are $150,000 short of their goal. This is an easy goal to reach with all of the Hokies in Northern Virginia.

If you happen to be down in Blacksburg this weekend for the Spring game, don’t miss a chance to stop by the drill field and participate in this worthy, but fun night. You’ll be able to enjoy a once in a life time slumber party with 5,000 of your closest friends…fun for all ages whether you are a student, grad, alumni, parents, friends, neighbors, or just passing by.

Starting, Friday April 24th at 6:00PM and ending at 6:00AM, this will be a night filled with fun and games….entertainment begins with the famous “Low Tech” performance at 7:00PM. Check out all of the activities at VTRelay.org.

“A story and message from a planning committee member and VT Relay participant

Hello Relay For Life Team Captains and Participants,

I wanted to send you all a message to tell you the story about Why I Relay, and why I am so proud of you for signing up to take part in the fight against cancer by participating in Relay For Life at Virginia Tech.

When I came to Virginia Tech, I had never participated in a Relay For Life event before. I had a vague idea about what it entailed, but never really took the time to get involved with it. My freshman year, I signed up to be on a team for an organization I was in. I ended up loving the event, where I was really inspired by meeting survivors and other participants and hearing their stories. I ended up staying awake the entire night and walking 26 miles all night with two other girls in my organization (one of whom is on the Exec Planning Committee this year).

After that amazing experience my freshman year, I knew I had to get more involved with Relay For Life at Virginia Tech. So I applied to become the Director of Entertainment and Ceremonies for the 2006 Relay For Life event at Virginia Tech. I had already seen cancer affect my family - my aunt is a breast cancer survivor, and my grandmother died from breast cancer when I was 13. Right before the event was to take place, I found out that both of my parents had been diagnosed with basal cell carcinoma, which is a type of skin cancer. It’s not a very “bad” form, compared to melanoma or other types of cancer, but it scared me none the less to hear them tell me they had cancer. They both had small operations and had the cancers removed and are currently cancer free, for which I am very thankful (and they will be at Relay on Friday).

I have several reasons, beside my parents why I continue to be involved with Relay For Life. I can’t help but be inspired by the number of people that have joined the fight against cancer at Virginia Tech this year. It is an absolutely amazing thing. I am also inspired by people like Alice Wagner and Chris Armstrong, who have dedicated countless hours all year, to making this Relay For Life the best one Tech has ever seen, but not only am I inspired by their hard work and tireless dedication, I am especially inspired because of their stories of why they are involved. Their stories, like mine, involve a parent.

There are also the stories that include a friend. For 2006’s event, and 2007’s as well, I had the chance to work with Matt Ortiz. When I met Matt in the fall of 2005, he had already been battling cancer for some time. Matt was a member of the Corps of Cadets and Class of 2007 graduate from Virginia Tech, as well as a Relay For Life student planning committee member for those two years. After Matt graduated, his cancer got worse, and he ended up passing away last summer. After attending his funeral, I told myself that I would dedicate myself even more fervently to the mission of Relay For Life and fight back, so that eventually, no one would have to go to another funeral for a friend or family member they lost to cancer. The strides the American Cancer Society has been making every day, thanks in part to the participation of people like you in events like Relay For Life, brings us all closer to living in a cancer free world.

The event this year holds a special importance for me, because one of my good friends and fellow ‘08 Hokie grads was diagnosed with cancer after we graduated last May. This year, I relay for him. He underwent surgery to get rid of the cancer, but it came back and he is currently undergoing treatment. If you find you need that extra motivation this week to send just a few more e-mails or fundraise those few extra dollars, or during the event to keep you walking when it gets late and you’re chilly and tired, and you just want to go to sleep, think about my friend and walk a few laps for him. Come find me and I will walk some laps with you - it would be my honor to do so.

There are also the amazing stories that all of you have lived and inspire you in the fight against cancer, all of which I truly wish I could hear. The ones I shared are just a few of the stories about how cancer has touched my life. The stories continue of those affected by cancer - cousins, friend’s kids, co-workers, family friends, loved ones, fellow Hokies, etc. If you need someone to walk for, walk for my friend, my parents, Matt Ortiz, Skye L., my cousin, my aunt, Towny Townsend, the Hokie nation, 32, Alice’s mom, Matt S., your friends and family members that are cancer-free, the list goes on. Pick one and keep moving.

Thank you from the bottom of my heart for joining the fight so that hopefully someday soon, cancer will be banished and the people I love, and the people you love, will not have to worry about hearing the “C” word in the future….”

Is it really a “buyer’s market”?

If you’re a buyer and listen to the news, you’re probably thinking “any seller should be happy to receive your offer” … even if it is 15-20% below the asking price. After all it’s a “buyer’s market” right? Wrong!

Many buyers are learning the hard way, that things are a changing. The old saying still applies, even in this market….a property in a good location, in good condition, priced right, will sell quickly. Sure enough these types of properties are going under contract as soon as they hit the market. It’s not uncommon for a property to have multiple offers, for full price with excalation clauses. This is a hard pill for buyers to swallow.

If you are a buyer, make certain you work with your agent and lender, so that you are in the best possible position to write a strong offer the first time. You may not get a second chance. Know how much money you will need to cover closing costs and where you financial ceiling is. Competition can cause people to make emotional decisions…don’t let emotion take over. This is may very well be the largest financial decision you will ever make.

We are often asked, “is it a good time to buy a house, or should I wait?”. Interest rates are at record lows and home prices are down. If you decide to buy, stay within your budget. Quality of life should also be a consideration. If you have to eat peanut butter and jelly every day because you’re over extended financially, that may not be the quality of life you were hoping for. Look for a smaller home. You don’t have the biggest and best the first time around.

The Eagles Have Landed in Alexandria….

Well, the Eagles HAVE landed in Alexandria. Of course Eagles have lived in our area for some time, but these magnificent creatures certainly know the first rule in real estate….location, location, location! Their new home is prime real estate located on a golf course and the Potomac River.

So the next time you drive south on the GW Parkway towards Mount Vernon, take a few minutes and enjoy nature!

You want to buy a house … where do you begin?

Buying a home is a team effort (you the buyer, your REALTOR®, and your lender). A good agent will be there every step of the way to make certain you, the buyer, make it to settlement/closing and beyond. Your agent will work with you to help you accomplish your real estate goals. A good agent works closely with all parties involved in the contract; lender, home inspectors, settlement company, and possibly contractors to help insure your needs are met.

A successful purchase starts with the right representative….of course selecting David Rainey and Your At Home Team will make the process as smooth and stress free as possible. Many times buyers think it is in their financial interest to work only with the listing agent…..remember the listing agent works for the seller. Select an agent that will represent you, your needs, and negotiates the best possible contract on your behalf!

Know your budget. Tell your lender what you want for a monthly payment….this will let you know how much buying power you have. Having the right lender supporting you is extremely important – it is your money we’re talking about after all!

Loan programs and mortgage rates seem to change on a daily basis. Each loan program has a different set of guidelines …. Example - FHA requires 3.5% as a downpayment and allows up to 6% seller subsidy (closing cost help from the seller), VA has no down payment requirement, etc. In today’s market, it is common to ask the seller to contribute towards the buyer’s closing costs. Very often all allowable costs can be paid depending on your loan’s guidelines.

Rent with option to buy! Be careful…

We have had numerous inquiries related to “rent with option to buy” lately. Many years ago, this was a possible option for buyers….but with our current economic times and housing market, you need to be extremely careful. Some owners/sellers may be in financial difficulty and could take advantage of the situtation. Do your homework!

Some potential buyers see using this option to make a purchase as a way to get around having “less than” good credit. The tenant/purchaser may still be required to qualify for a mortgage in order to meet the purchase requirements of the contract. Many buyers are under the impression that they don’t need to have “the best” credit and don’t have to put any money down. If it sounds too good to be true it usually is! Get the facts straight before you sign and seek legal help to review the agreement if necessary.

In today’s market having good credit is extremely important. In most cases the interest rate and your purchasing power are tied directly to your credit score and the amount of debt you have compared to your income. There are some lenders that will work with you to clean up your credit. It may take some time, but well worth it in the long run.

Have you thanked a Veteran today?

Be certain to make time today to thank Veteran’s for their service! 

This is the least we can do for the sacrifices these men, women, and their families make to serve our country.

November 7th also began MIlitary Family Appreciation Month.  President Bush signed this into law in 2006.  This year’s theme is “Celebrating the Diversity of the Military Family”.  Fort Belvoir will be hosting a dinner event on Thursday, November 20, 5:30-8:00PM.  The event is open to all Military Families on or around the Fort Belvoir area and will include fun and games for the entire family.  Tickets are on a first come basis.  Go to FortBelvoirMWR.com for more details. 

I had the pleasure of being in a young military familys’ home last night.  They had a plaque on the wall that said “Home is where the Army sends me”.  Have you thanked a Veteran and his family today?
